Curb Appeal
Begin with the outside of your home, also called your curb appeal. Inspect the outside of your home from a quick glance from the street. What do you notice first? What wonderful characteristics seem waiting to be noticed? Understanding this assists us in determining what we can do to invite buyers from the street and into your house. If your home's exterior isn't as neat as possible with touched up paint and colorful greenery we'll need to address those issues. Follow the Curb Appeal Checklist and increase your house's final selling price.

"Welcome to your new home!"
Does your house seem to say, "This is Your New Home" to a buyer? Examining your house with a critical eye, I'll recommend fixes that improve Open House appeal. I'll suggest that you take away things that give the look of clutter. Counter tops should be cleared off. Kitschy sculptures, souvenirs, family photos, and refrigerator works of art should get moved out of sight. You need to "de-personalize" the house so buyers can imagine it as their new home.
I'll review every room of your home. Enhancements that directly affect your dollars include easy-to-fix items like pieces of furniture that should be rearranged, rooms that need new paint, carpet that needs steaming, fixtures that need shining, and windows that need washing
Buyers' agents know that their clients like a residence that brings them inside. Items that could be "loud" should get moved out in order for your home to achieve mass appeal while on the market.

Setting the Stage The entire time your house in on the market, we want to engage the buyer's senses. Brightening up each room is critical, so we'll do things like part the curtains and change light bulbs where needed to invite the buyer inside. Together we'll enhance the mood of the house with enjoyable music playing lightly and ensure a nice fragrance circulates room-to-room. We'll incorporate cozy-looking blankets, and place pillows on your love seat and bed. Buyers should feel like your current home has the potential to be. |
